Know Your
Deadlines

The clock starts the day you set foot on that job site. These dates are not flexible.

20

Notice of Furnishing

Subcontractors and suppliers must serve this within 20 days of first furnishing labor or materials. Miss it and your lien protection is weakened.

90

Claim of Lien

All lien claimants have 90 days from last furnishing to record a Claim of Lien with the county Register of Deeds. This is a hard deadline.

0

Demand Letter

Not legally required, but we always recommend sending one first. Resolves 40-60% of disputes without ever touching a lien form. No deadline, but send it today.

Answers

Is this the same as hiring a lawyer?
No. MiLien is a document preparation service, not a law firm. We prepare the documents required under Michigan's Construction Lien Act. If you have a complex dispute or need to enforce a lien in court, we'll point you to an attorney. Most situations never get there.
What if I already missed the 20-day Notice window?
You may still have partial lien rights. The Claim of Lien deadline is separate. Tell us your dates during intake and we'll calculate exactly where you stand.
Does this work for commercial jobs too?
Yes. Michigan's Construction Lien Act covers both residential and commercial projects. The documents and process are similar, though commercial projects may have additional considerations we'll flag during review.
I'm a supplier, not a contractor. Does this apply to me?
Yes. Material suppliers who furnish to a job site have lien rights under Michigan law, subject to the same 20-day Notice of Furnishing and 90-day Claim of Lien deadlines.
What counties in Michigan do you cover?
All 83 Michigan counties. The Claim of Lien must be filed in the county where the property sits, and we include county-specific filing instructions with every package.
